The question isn\u2019t \u201cwho you gonna call,\u201d it\u2019s who gonna call you back.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In most markets, a slow callback is the worst of it. In seasonal vacation markets during peak season, it\u2019s often a closed door. The capable tradespeople \u2014 the ones who know the area, the houses, the water, the local quirks \u2014 aren\u2019t slow to respond to unknowns. They\u2019re not responding at all. My plumber\u2019s outgoing message from roughly Memorial Day through Labor Day says: <em>If you are not already a customer of ours, we are very <\/em><em>sorry<\/em><em> but we will not be able to handle your call.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So when something breaks and you don\u2019t have that relationship, you\u2019re not reaching the best person in the area. You\u2019re reaching whoever has openings \u2014 the new outfit, the one with an iffy reputation, or, if you\u2019re lucky, someone capable who had a cancellation. \u201cIf you\u2019re lucky\u201d is not an operations plan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A thread on AirHosts Forum called <a href=\"https:\/\/airhostsforum.com\/t\/no-hot-water-and-guests-are-coming-shortly\/31607\" target=\"_blank\" rel=\"noopener noreferrer\">\u201cNo hot water and guests are coming shortly!\u201d<\/a> shows what getting there without those relationships looks like. A host finds out the water heater is broken the day before check-in and drops everything to do damage control \u2014 call the platform, find alternative accommodation, negotiate refunds. Every reply in the thread is about managing the fallout. Nobody mentions how to not be in that situation. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">It\u2019s easier than it sounds<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In the off-season, find a small but real piece of work and give it to the tradesperson you want to be able to call when something goes wrong.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Plumber: have them check the shutoff valves and replace any that look corroded. Electrician: panel inspection, an outlet you\u2019ve been meaning to add, a look at the GFCI circuits. HVAC: annual maintenance \u2014 they want the work in their slow months. Septic: most systems need pumping every few years; scheduling it in the off-season means you control the timing rather than the emergency.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The off-season matters for more than scheduling. When a tradesperson is there in the slow months, they\u2019re not rushing to the next job. You can hang around while they work. You chat, get to know each other. And someone who isn\u2019t in a hurry has time to llok around, notice other things things \u2014 the fitting that\u2019s starting to weep, the breaker that\u2019s warmer than it should be, the expansion tank on the water heater that\u2019s been there since the nineties. You\u2019re not just building a relationship; you\u2019re giving them a chance to help you before something fails with guests on the way.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The point is to become a customer, someone they know. A lot of advice out there treats tradespeople as vendors to be vetted and managed \u2014 which isn\u2019t wrong, but isn\u2019t complete. You need the relationship to preexist the short-notice need.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">My plumber Jamie was at our Wellfleet house right before the Blizzard of \u201926, draining the pipes while I was 250 miles away in New York. He came because he\u2019s the plumber who knows me. The smart lock got him through the door \u2014 <a href=\"https:\/\/rentalist.pro\/blog\/the-smart-lock-setup-for-a-vacation-rental-and-why-i-skip-the-wifi-versions\/\">I wrote about that setup here<\/a> \u2014 but the prior relationship is why he showed up at my place when he had lots of worried seasonal owners on his voicemail.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The minimum list<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The trades worth having covered:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Plumber<\/li>\n\n<li>Electrician<\/li>\n\n<li>HVAC technician<\/li>\n\n<li>Septic service (if you\u2019re on septic)<\/li>\n\n<li>Well company (if you\u2019re on a well)<\/li>\n\n<li>Appliance repair<\/li>\n\n<li>Handyman<\/li>\n\n<li>Locksmith<\/li>\n\n<li>Tree service (ski, lake, mountain, and most non-urban markets)<\/li>\n\n<li>Roofer<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Add snow removal, pool or hot tub service, pest control, or chimney sweep as your property requires.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For each: a name, a number, a sense of their rates, and at least one piece of completed work on the books. Share the list with whoever covers for you. Update it once a year \u2014 people retire, businesses change, and reliable people occasionally go quiet without warning.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The handyman<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The most useful person on that list is the one who can show up for almost anything and keep a situation from getting worse until the right specialist is free.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A toilet that won\u2019t stop running. A door that won\u2019t latch. A dryer making a noise. None of these need a licensed specialist. They need someone competent and willing. Find that person, treat them well, pay fairly. The one who feels respected shows up when it matters. You won\u2019t regret what you spend.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A short list of names, and a few off-season jobs to get yourself onto theirs. That\u2019s most of the operational infrastructure for a self-managed rental.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<p class=\"wp-block-paragraph\"><em>What\u2019s the tradesperson story you\u2019re glad you have \u2014 or the one you wish you\u2019d built before you needed it?
