Questions before you decide

How does the free trial work?

When you start a trial, you'll enter your payment details and have full access to Rentalist for 14 days at no charge. If you decide it's not for you, cancel before day 15 and you won't be billed. If you do nothing, your subscription starts automatically at $79 for the year. You can cancel anytime from your account.

Does Rentalist require an internet connection?

Rentalist uses the internet for housekeeping — license validation, holiday dates, software updates, and the current federal mileage rate. But your data — bookings, expenses, guest information — is never sent over the internet. We don't keep it, see it, or want to. Your data is yours and we will never knowingly expose it outside of your computer.

What happens if I cancel my subscription?

Your data stays on your computer and remains fully accessible. Rentalist stops accepting new entries once the subscription lapses, but everything you've entered — every booking, every expense, every guest record — is yours and stays put. Renewing restores full access immediately.

Can I import my existing spreadsheet data?

Yes. The Import Wizard accepts Excel and CSV files for bookings, expenses, guest contacts, past inquiries, and mailing lists. It maps columns automatically from your headers and shows a preview before committing. Most well-organized spreadsheets import cleanly — the key is that your data needs to be reasonably structured before you bring it in. The importer can't turn garbage into gold. If your spreadsheet has consistent columns, clear headers, and data in the rows you'd expect, you should be up and running within an hour.

Which platforms does the Pricing Planner support?

Airbnb Host-Only (15.5% commission), Airbnb Split-Fee (3%), VRBO Pay-Per-Booking (8%), VRBO Subscription (3%), WeNeedAVacation (0%), and custom platforms with configurable commission rates. The Entry Guide includes step-by-step instructions for entering rates on each platform, and the Excel export generates platform-ready pricing in Airbnb and VRBO formats.

Yes. The $79/year subscription covers up to three properties with all features included. If you're managing more than three, you're likely operating at a scale where full property management platforms — with channel management, cleaning coordination, and team tools — are the better fit.
